Founded by Ryan Pennington on 7.7.07, Seven Development is a full service boutique real estate company focusing on all aspects of retail commercial real estate.  7D has vast amounts of experience in all phases of commercial real estate including Sales and Leasing, Tenant Representation, Development, Construction, and Property Management.  Experience coupled with national relationships, enables 7D to be a very agile and effective player in the Shopping Center Industry.

Ryan Pennington - Principal | CEO

Ryan began his career in September of 2000 working for shopping center developers to build his knowledge and experience in leasing, development, construction, and property management.  Working for Sandor Development Company, one of the country's largest privately held developers, from 2000 to mid 2004 beginning as a marketing intern while in college.  Upon graduation, Ryan became a Leasing Representative responsible for leasing approximately two million square feet of shopping centers in IN, OH, and VA within the Sandor portfolio.  On top of the leasing duties, Ryan handled construction and property management for his portion of the portfolio, which provided a vast amount of experience early in his career.  Most recently, Ryan served as the Vice President of Sales & Leasing for Premier Properties USA, Inc. (June 2004 - May 2008) where he was responsible for overseeing all of the leasing activities for approximately six million square feet of centers either existing or in different stages of development and construction.  In his short career, Ryan has completed hundreds of lease/sales transactions with national, local and regional retailers and restaurants throughout the country.

Ryan holds a Bachelor of Science degree in Marketing from Butler University in Indianapolis, IN and is a licensed Principal Real Estate Broker in Indiana, Kentucky and Georgia.  He is a member of the International Council of Shopping Centers (ICSC), former Indiana Co-Chair of ICSC's Next Generation, a Board Member of Grow Jeffersonville (IN), a member of the City of Jeffersonville (IN) Brownfields Task Force, a member of the Town of Borden (IN) Community Development Committee, and a member of the Community In Schools of Clark County (IN) Golf Outing Commitee.  Ryan, his wife, Brittany, and their two sons reside in Floyds Knobs, IN near Louisville, KY.



Ryan Menard - Partner | Vice President

Ryan broke into the commercial real estate industry with Premier Properties USA, Inc. after a successful career in restaurant management. As a Senior Leasing Agent with Premier, he was responsible for the small shop leasing efforts of over 2.5 million square feet of Shopping Centers in IN, OH, and VA. Ryan most recently held the position of Director of Leasing for Keystone Construction Corp. and was in charge of the leasing activities for the company’s newly started retail development group. Ryan has gained valuable experience in all kinds of lease and sales transactions in his career while cultivating lasting relationships with many national, regional and local retailers.

Ryan holds a Bachelor of Arts degree in Biology from Miami University in Oxford, OH and is a licensed sales person in IN and KY. Currently, Ryan is serving as the Indiana State Chair for the International Council of Shopping Centers Next Generation Program as well as being actively involved in the State Council for ICSC.
 
 




Jeremiah Baumgartner - Partner | Principal Broker Ohio

Jeremiah began his career in commercial real estate in 1998 and throughout the first four years of his career he had an opportunity to successfully complete office, industrial and retail transactions. His interest and expertise quickly gravitated toward the retail end of the spectrum and his main focus and passion continues to be retail real estate. He has worked for developers, responsible for sales and leasing of new developments, and as a tenant representative responsible for growth forecasting, site identification, site acquisition and surplus disposition. He has worked with many of the retailers currently active in the markets served by 7D and his client list has included Max & Ermas, Frisch's Big Boy, Golden Corral, Applebee's, Johnny Carino's, Quizno's, LaRosa's, Perkins, Copper Tan, Pet Supplies Plus, Buffalo Wings and Rings, Noble Roman’s, Cash Zone PaydayLoan and a handful of others that have hired him to represent their interests and grow their concepts throughout the years. Over the course of his career he has consummated over $60,000,000 worth of retail sales and lease transactions comprising over 400,000 square feet of shop space with 45 plus acres of outlots throughout Ohio, Kentucky and Indiana. 

With a deep insight and understanding of the retail environment and the shopping center industry, Jeremiah specializes in retail tenant representation, site acquisition, land assemblage, retail leasing and sales, redevelopment strategy, and new development consultation focusing on design, pre-leasing and sales.
